The Area

Magic City

Founded in 1882, Billings, Montana was named for Frederick H. Billings, former president of the Northern Pacific Railroad company that established the city as a key western hub. Nicknamed the "Magic City" due to its rapid growth, Billings has continued that momentum for over a century. Today, as Montana's largest and fastest-growing city with over 120,000 residents, Billings offers diverse real estate opportunities that our experienced Billings Realtors at Clearwater Properties are perfectly positioned to help you explore.

Located in the scenic Yellowstone Valley, a dramatic canyon carved by the Yellowstone River over 80 million years, Billings combines natural beauty with urban amenities. The iconic Billings Rimrocks, sandstone formations rising 500 feet above the city, create a stunning backdrop while providing excellent opportunities for hiking at Zimmerman Park and rock climbing at established areas throughout the rims. These distinctive geological features make Billings uniquely beautiful and contribute to property values, especially for homes with rimrock views—something our real estate agents in Billings, MT know buyers particularly seek.

As Montana's commercial hub, Billings offers endless recreation and cultural opportunities. The revitalized downtown district along Montana Avenue features local breweries, farm-to-table restaurants, art galleries, and boutique shopping. The Billings, Montana Realtors at our office understand how proximity to amenities like the Alberta Bair Theater, Yellowstone Art Museum, and Dehler Park (home of the Mustangs baseball team) influences property desirability. Within easy driving distance, residents enjoy attractions including Pompeys Pillar National Monument, Pictograph Cave State Park, Little Bighorn Battlefield, and Red Lodge Mountain ski resort.

The Beartooth Highway, considered one of America's most scenic drives, connects Billings to Yellowstone National Park's northeast entrance, making this an ideal basecamp for exploring the greater Yellowstone ecosystem. With ZooMontana, numerous golf courses, and the extensive trail system at Phipps Park, families find abundant year-round activities. Our Billings, MT Realtors help clients discover neighborhoods from the historic homes in the South Side to new developments in the West End, each offering distinct advantages for different lifestyles.

The city's strong economy, anchored by healthcare facilities like Billings Clinic and St. Vincent Healthcare, plus Montana State University Billings, creates steady demand for housing. Whether you're interested in downtown lofts, established neighborhoods near Pioneer Park, acreage properties in the Heights, or luxury homes along the Yellowstone River, our Billings real estate agents possess the market knowledge to guide your search effectively.

Sheridan Mork profile photo
REALTOR® - Billings, Montana

Sheridan Mork

Sheridan is a proud Montana native who grew up just north of Yellowstone National Park, where the mountains were her playground and the outdoors shaped her way of life from an early age. Raised riding horses, exploring the land, and learning the value of hard work, she developed a deep appreciation for Montana living and the unique properties that make this state so special.

Coming from a family rooted in the construction industry—with her father working as a general contractor and her mother as a drywall taper—Sheridan was immersed in building and craftsmanship from a young age.

A lifelong lover of the Western lifestyle, Sheridan spent many years barrel racing, ranching, and big game hunting. While she doesn’t spend as much time barrel racing or ranching as she once did, she now dedicates her free time to the mountains—riding horses, hunting elk, and enjoying Montana’s wide-open spaces.

Sheridan attended Montana State University, where she earned a degree in Finance with a minor in Accounting, all while working full-time as a drywall taper. She met her husband in college and later followed him to Colstrip, Montana, where she has worked as a sourcing agent for Talen Energy and runs her small photography business. Today, they live in Colstrip with their three horses and two dogs, spending nearly every free weekend outdoors.

With a combined background in construction, finance, and rural living, Sheridan brings a well-rounded and practical approach to real estate. She understands what it takes to find the right home—whether it’s a thoughtfully located in-town residence or the perfect horse and hunting retreat. Most importantly, she is passionate about helping clients find not just a home, but a place that truly fits their lifestyle.
