Why Clearwater
Clearwater started in 1993 as one small office in Seeley Lake, Montana. As founder Kevin Wetherell likes to say, it started on "a credit card and a dream." Today we're more than thirty offices across Montana, Idaho, Wyoming, Washington and North Dakota.
What hasn't changed is how we treat each other. Our agents share referrals across five states, pick up the phone for one another, and stay. So many are celebrating twenty-year anniversaries that we've stopped being surprised.

Nobody at Clearwater gets a login and a "good luck." Whether you're brand new or bringing twenty years of experience, your first 90 days follow a plan we call Headwaters, named for the place where a clear river begins.
Weeks 1–2
Your email, CRM, phone system, transaction platform and Hub access, set up and ready to go. Business cards ordered, and your profile live on ClearwaterProperties.com.
Week 3 onward
A mentor from your own region works real files with you: listing appointments, forms and transactions, start to close. It's a person whose phone rings, not a name in a directory.
Months 1–6
Two days on the brand, the culture and the Clearwater Way, with meals and lodging on us. Most people leave with new friends.
Every year
Clearwater Revival brings the whole company together for two days, ending at the awards banquet. We reimburse 50% of your GRI, and our agent-only Advisory Board reports directly to leadership.
Day-to-day support
Community
While much of the industry moves to virtual offices, we're investing in real ones: log cabins and storefronts on the busiest road in town. There's a desk there for you, a place to meet clients, or just somewhere to get out of the truck.
Tents, banners and flags for any event. Branded water and flags for the Fourth and Veterans Day. Branded moving trailers you can lend to clients and local nonprofits.

On every closing, 1% goes to a local nonprofit the agent chooses, in the town where the home sold. Clearwater gives alongside you, sharing the cost in the same proportion as your split. Fire departments, food banks, 4-H, search and rescue: at year's end, we hand over the checks in person.

The business side
We get paid when you get paid. There's no monthly bill to be a Clearwater agent, and your regional broker will put the full fee schedule in writing on your first call.
Just two things:
An association fee that funds the marketing, services and staff support on this page.
A shared 1% community contribution to a local nonprofit you choose. Clearwater pays its share in the same proportion as your split.

Referral agents
Your network keeps calling long after you stop showing homes. As a Clearwater referral agent, you pay no monthly fees and don't need MLS, NAR or association memberships. License renewal and CE are your only carrying costs, and we reimburse them once your referral income clears a threshold. Earn a competitive split on every closing you send our way.
