Specializing in working ranches, recreational retreats, and luxury estates across Montana
There is definitely an advantage to listing your property in the winter in NW Montana! There is less inventory and the only buyers out looking are very serious. We have sold many properties in the winter to people who maybe came in the summer time and had to sell their home out of state. Once their property goes under contract, they are scrambling to get another property located and purchased.

Also, some buyers like to look at the area in the winter to see it "at its worst" before making a decision if they want to live here on not. Probably a good idea! Most people pull their properties off the market in NW Montana because the weather gets cold, snowy, and icy and a lot of people go south for the winter.
We also have second homes on the Noxon Reservoir, Bull Lake, Clark Fork River, and Bull River that clients winterize and only use during the summer months. If you are considering listing your property and want to beat the spring rush, now is the time to list!
